The Board of Directors met at the Wentworth Resort Hotel on January 21, 2006. At the meeting, Gary Speirs, president of Eastern Green, Inc. (our current landscape and plowing company), presented a detailed capital improvement plan for the complex. The plan proposed changes and plantings related to the existing landscaping, installing stone drip lines beneath eaves, repairing brick walks, and repairing eroded slopes. The estimated cost was $57,267, although some items were not costed out yet. The board accepted the plan and agreed to implement it over a three-year period, funding the plan with a special assessment of $75 a quarter for three years. Fritz Koeppel and Doug Nolting presented the monthly management report. Fires in the complex were reported, the worst one being in Unit 12D Cottage Drive on 11/25, which partially burned the boiler shed and caused smoke damage in two units. Two fires have again occurred in the dumpster shed due to the disposal of hot ashes in the dumpster. In all three cases, the Jackson Fire Department responded in a timely fashion and extinguished the fires before major damage was done. Owners are strongly urged to take care to dispose of fireplace ashes in the containers provided outside the dumpster shed. The financial report indicated that the complex is in solid financial shape for the start of the new year.
